TERMS:  This is a court ordered auction. The Seller is the Circuit Court of the First Judicial Circuit, Williamson County, Illinois, in Case No. 06-CH-168, consolidated with 06-CH-182A.  The sale is subject to confirmation by the Court.  This will be an “AS IS, WHERE IS” SALE.  Title will be conveyed as set forth in the Agreed Judgment Order for Foreclosure and Sale entered by the Court in this cause.  All prospective bidders shall be advised to conduct their own investigation as to all matters concerning the real estate and are admonished to check the court file and title records to verify information. BUYER’S PREMIUM:   A 5% Buyer’s Premium will be charged and added to the finial bid price to determine the total purchase price.  DEPOSIT:  10% of your total bid price is required as earnest money deposit the day of the Auction, with the balance due at closing within thirty days of the Court approval of the sale.  All potential buyers should make any and all necessary financial arrangements prior to the auction.  We are not selling the properties pending finance.  Normal closing costs to be prorated at closing.  Any announcements made Auction day takes precedence over any printed material.

Inspection/viewing:  An open house will be conducted on Sunday February 28th from 2-4 PM only, and starting at 9:30 the morning of the auction.
